As the Maintenance Engineering Director, you are responsible for enhancing the overall Resident experience through exceptional comprehensive leadership. Responsible for establishing and sustaining a culture of unparalleled service and long-term growth through operational management, goal setting and achievement.  This is to be handled in The Sterling Touch friendly, courteous, helpful, timely and professional manner, resulting in a very high level of Resident satisfaction. Handles preventative maintenance and repairs for all areas of the Community to include; all public areas, apartments, corridors, heart of the house, exterior areas of building, grounds and landscaping.

Essential Functions:

  • Participate in Start Sterling! line up each day.
  • Greet the Residents, guests and employees in a friendly and courteous manner.
  • Respond quickly and efficiently to all Resident requests.
  • Establish and maintain high cleanliness, sanitation and organizational standards in all apartments, public areas and heart of the house work and storage areas.
  • Maintain and repair all areas in accordance with the established Community Preventative Maintenance Program.
  • Immediately correct and report any unusual findings or safety hazards.
  • Document all work performed in an apartment, public areas, heart of the house and exterior using the established process.
  • Perform shift engineer's daily check list and report any abnormalities.
  • Perform all safety tests as directed.
  • Respond to Resident and emergency calls within predetermined response time periods.
  • Remain current on any required certifications; review all departmental safety information (e.g. JHA's and MSDS's); practice emergency procedures in compliance with established Community standards, processes and procedures.
  • Complete work orders and shop assignments in a timely manner.
  • Ensure the building and grounds are walked daily for light bulb replacement and maintenance needs.
  • Keep all maintenance Records and Log Books updated daily.
  • Know, understand and practice Community fire and other emergency procedures.
  • Perform all other engineering related duties assigned- working knowledge of OSHA standards.
  • Maintain par stock inventory of all necessary tools, parts and materials.
  • Submit monthly forecast of maintenance/engineering expenditures.
  • Prepare and submit all purchase orders to Executive Director.


Other:

Regular attendance in conformance with the standards as detailed in the Grand Living at Citrus Hills Employee Handbook, Orientation, and Training is essential for successful performance of this position. Employees with irregular attendance will be subject to disciplinary action, up to and including termination of employment.

Due to resident expectations and planned/unplanned events/occurrences/maintenance needs/equipment breakdowns, employees may be required to work varying schedules which reflect the business and service needs of the Community.

Upon employment, all employees are required to fully comply with Grand Living's standards, procedures and processes, including all government and industry regulations, for the safe and efficient operation of the Community. Employees who fail to meet the Grand Living Citrus Hills expectations in all areas will be subject to disciplinary action, up to and including termination of employment.

 

Supportive Functions:

 

In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the Community:

  • Respond in a timely manner to Resident requests for one time use or other items, safety instructions and/or assistance and other information as requested.
  • Other duties as assigned such as assisting Housekeeping or Steward/Utility.
  • Know and understand Community's emergency, life safety and security procedures and requirements.
  • Report all suspicious persons, activities or hazardous conditions immediately.
  • Turn in all items found to Community Lost and Found per established process.

The individual must possess the following knowledge, skills and abilities:

  • Knowledge of different apartment types and unique Resident tastes, set-up, furnishings and requirements.
  • Ability to read, write and speak the English language sufficient to communicate with Residents in one-on-one circumstances, guests and fellow employees to explain and record Resident requests, comprehend work requests, differentiate individual linen use and care, product labels, Community communications and general interaction with Residents, guests and fellow employees.
  • Ability to remember and explain Community services and activities.
  • Ability to get along with people at all levels within the Community.
  • Ability to stand, walk and work continuously without sitting for extended periods of time. Ability to coordinate data as it relates to determining time, place, and sequence of operations or action to be taken.
  • Ability to work simple mathematics calculations.
  • Ability to adapt to priority changes of work flow.
  • Ability to think clearly under high pressure or in emergency situations.
  • Knowledge of mechanical, electrical, plumbing, HVAC systems and furniture repair.
  • Basic knowledge of mechanical and electronic lock systems
  • Knowledge of furniture repairs and color matching.
  • Ability to read and understand blueprints.
  • Ability to think clearly in emergency situations.
  • Ability to troubleshoot and repair most mechanical, electrical, plumbing, and HVAC systems.
  • Ability to perform duties without direct supervision.
  • Ability to safely and properly use hand and power tools.
  • Ability to perform all duties in a team environment in a safe and orderly manner.

 

Qualifications:

 

Working Environment/Physical Activities:

  • Work both inside and outside the Community structure in the varied weather conditions and temperature changes.
  • Work place is fast paced with considerable movement throughout shift.
  • Various working conditions including narrow areas and small confined spaces. Interruptions in routine occur; some areas of community may have high and intense noise levels.                                       
  • Ability to work alone in an established routine.
  • Ability to push or pull carts weighing up to 100 pounds.
  • May require repetitive motion of the hands, wrists, shoulders and back with repeated bending and stooping.
  • Requires the ability to perform work using body members and or hand tools as work aids to work, move, guide or place objects or materials. Requires considerable dexterity of hands and fingers to perform work in a consistent manner. Considerable repetitive motion of hands, wrists shoulders and back is required.

 

Education:

High school graduate or G.E.D. equivalent with public, private or military vocational/ trade school/apprenticeship training in building maintenance/engineering including HVAC, mechanical, electrical and plumbing.                                                                  

 

Experience:

Five years or more working maintenance lead role in a senior living community, hospital, residential, hotel or similar building engineering environment.


Licenses or certificates:

Ability to obtain any government required license or certificate for maintenance position in Assisted Living communities.
